Piccadilly Court, Mt Lofty is located on the outskirts of suburban Toowoomba, 3km north east of the City Centre. In early 2019 ALLROADS commenced civil construction works for the 13-lot residential subdivision


Specific works included: clearing and grubbing, topsoil stripping, earthworks, stormwater drainage, sewer reticulation, installation of a sewer pump station, water reticulation, electrical and communication services and pavement surfacing works.

While undertaking the earthworks, it was found that the majority of cut to fill material was deemed to be unsuitable for level one fill.  As a result of this latent condition, ALLROADS amended the cut to fill process to an import/export.  This change of methodology, along with the site landscape and positioning, created challenges for the ALLROADS team to overcome.

ALLROADS managed these challenges by working closely with the consultants and adopting a detailed project management approach to ensure desired outcomes were achieved.

As the works area was adjacent to the Mount Lofty Mountain Bike Park, ALLROADS ensured security and access restrictions were prevalent throughout construction. These measures ensured the safety of workers, plant and the public utilising the surrounding areas.

Other considerations with this project included, liaising with the Toowoomba Regional Council during relocation and connection of existing services, traffic management and engaging with surrounding residents for a safe and environmentally viable project.
