Brookhaven Estate Residential Development
Brookhaven is a 135ha residential development located just south of Beenleigh which on completion will include 1,350 housing blocks, a 6,000sqm local shopping centre, parks and green space.
ALLROADS were awarded the initial contract to undertake Stage 1, 2 and 3 works in late 2016 followed by stages 4.1 & 4.2, incorporating 164 lots with specific works including: bulk earthworks, external water main, sewer pump station, external sewer rising main, Menora Road intersection upgrade and internal subdivision civil works including drainage, sewer, water, services, roadworks, concrete works, retaining walls, bio-retention basins.
The external roadworks component provided a number of challenges, with a 3-4m cut in the existing road and relocation of both overhead powerlines and underground services all required. Following extensive traffic management planning and consultation, a two month road closure of Menora Road was approved by Council, to ensure both the safest and most time efficient approach was taken for completing these works.
As the Brookhaven project is a 5 star rated Green Star Communities project, effective environmental management was critical in undertaking the works. To ensure the required Green Building Council of Australia standards were met, ALLROADS closely monitored all construction works ensuring relevant environmental controls were being implemented and that the controls, EMP and construction methodology itself were modified where required.
165,000m3 cut/fill bulk earthworks.
Menora Road Intersection Upgrade including 4m cut to remove crest in existing road, construction of new roundabout configuration.
Construction of over 4,700 m2 concrete sleeper, 600m2 crib and 400m2 boulder retaining wall structures.
Construction of over 17,500 m2 new road pavements with asphalt surfacing.
Installation of sewer and water supply infrastructure including a sewer pump station.
External works sewer rising main and water main on Menora Road.
Construction of stormwater drainage infrastructure including two bio-retention basins.
High level of erosion and sediment control due to existing overland flow paths.
